Garages Add Six Figures. Pools Add Even More. Here's the Side-by-Side.

Across the territory for the twelve weeks ending August 30, 2026, the typical home sold for $1,122,500 in 83 median days on market, and MLS sold data shows garages and pools carry very different price tags.

Two features come up in almost every buyer conversation this summer: the garage and the pool. Both read as "nice to have." The numbers say something sharper than that.

Here's the side by side, straight from MLS sold data for that same period. Homes with a garage sold for a median of $1,150,000. Homes without one sold for a median of $232,500. Homes with a pool sold for a median of $1,563,750. Homes without one sold for a median of $746,250.

Put those next to each other and a tale of two markets shows up. The garage gap is enormous, but it's also a stand-in for something else: a garage almost always means a larger, more conventional home to begin with, and the small no-garage sample tells you that group is an outlier segment, not a mirror image of the broader market. The pool gap is the cleaner read, because both sides of that comparison are large groups of ordinary homes, and the difference between $1,563,750 and $746,250 is still enormous.

So which matters more, and to whom? If you're a seller weighing a pool addition purely on resale math, this period's data gives you a real number to think about, not a guess. If you're a buyer trying to explain to a partner why the no-garage listing looked so much cheaper, this is why, and it's worth asking whether that price reflects the home or the missing garage.

Neither comparison tells you what caused what. It tells you what sold, side by side, for twelve weeks. That's still more than most buyers walk into a negotiation with.

One thing worth watching next: whether that pool premium holds steady as more listings come to market, or whether it's this period's mix talking. I'll keep an eye on it and pass along what I see.
