Two questions come up almost every week from buyers touring this territory. Does a garage really matter? And does a pool actually pay for itself? I pulled the twelve weeks of MLS sold data ending August 30, 2026, to answer both honestly instead of with a hunch.

Homes with a garage sold at a median of $1,050,000. Homes without one sold at a median of $265,000. That is not a rounding difference, it's a different market entirely, and it tells you a garage isn't a nice-to-have here, it's closer to a baseline expectation buyers are pricing around.

The pool question tells a smaller but still real story. Territory-wide, homes with a pool sold at a median of $1,450,000 against $675,000 without one. Two truths sit side by side here: both features separate homes by a wide margin in the sold data, and neither difference tells you what a specific feature is worth on a specific house, because these are two different pools of homes being compared, not the same home with and without.

So which one should guide a decision? That depends entirely on who's asking.

If you're a seller in this territory deciding what to fix before listing, and your home has no garage, that's the gap the data says matters most right now, not a minor upgrade. If you're a buyer trying to decide between two similar homes where one has a pool and one doesn't, the pool comparison tells you buyers here have consistently paid more for it, and you should expect to compete on it rather than count on it as a bargaining chip.

The other figure worth sitting with is speed. The typical home in this territory took 80 days to sell this period. That's not fast, and it's not slow, it's just the number to measure your own timeline against instead of guessing.
