Homes Feel Slow to Sell Right Now. The Data Says Otherwise.

Over the twelve weeks ending August 30, 2026, the territory's median home sold in 85 days at a median price of $1,025,000, up from $940,000 over the same window a year earlier.

If you've been hearing that this market has slowed down, you're not imagining the mood. Showings feel quieter. Sellers are waiting longer for offers than they did last year. It's an easy story to believe.

Across the territory, the median sold price for the twelve weeks ending August 30, 2026 came in at $1,025,000, compared with $940,000 over the same window a year earlier. Homes took a median 85 days to sell, and buyers paid close to full price, with the average sale landing at about 97% of list. That's not a market that stalled. It's a market that held its footing while everyone assumed it was losing ground.

The clearest example sits in Scottsdale, in the Kierland corridor. There, the median days to sell fell to 69, down from 83 a year earlier, and the median sold price climbed to $920,000, up from $781,500 the year before. That's the combination worth paying attention to: homes moving faster and selling for more, at the same time. Usually you get one or the other.

Not every part of Scottsdale moved the same way. Farther north, homes are taking a median 134 days to sell, nearly double the pace in Kierland. Both are Scottsdale. Both are in the same twelve-week window. That gap is a reminder that "the Scottsdale market" isn't one thing, and a headline number for the whole area would flatten a real difference in how these two pockets are trading right now.

Phoenix told its own contrarian story. Near Arcadia, the median sold price fell about 20% year over year. At the same time, sellers there did not give up more ground at the table to make that happen. The average sale-to-list ratio actually ticked up slightly over that same period. That's the opposite of what usually happens when prices fall in a market. Every other ZIP in the territory moved the other direction on price, up, which makes this one stand out rather than set the pattern.

So what does a buyer or seller actually do with this?

If you're selling in Kierland right now, the data supports pricing with confidence. Homes there aren't sitting, and the market has been paying more for them than it did a year ago. If you're searching farther north in Scottsdale, expect a longer runway. A 134-day median means patience is part of the process there, not a sign anything is wrong with a listing.

And if you're watching that Phoenix pocket near Arcadia and wondering about the price dip, don't read too much into a single quarter's median on its own. A median moves with what happened to sell, not necessarily with what any one home is worth. It's worth watching whether that number holds into the next reporting period or corrects itself once more homes trade.

What I'll be watching next: whether Kierland's speed and price combination shows up elsewhere in Scottsdale, or stays isolated to that stretch. If it spreads, that tells us something. If it doesn't, Kierland may simply be its own story this year.

The good news is that the territory as a whole didn't slow down the way it felt like it did. It just didn't move the same way everywhere, and that unevenness is the real story this period.
